For financial value, think of the roughly $100k opportunity cost as the price of the option you are getting. We have discounted pricing by well over a million. This option allows you to hold onto that discount while we close on all documents. For timing incentive, why would I provide an incentive to delay (in the form of a rate well above market) rather than an incentive to dose?
