I don't doubt it will get approved, but we will have to do the public hearing and the CZM Committee may enforce some requirements regarding access in Christmas Cove. The benefit of the single permit is modifying it in the future becomes much more easier as the permit will cover the entire island. Also, some of what we show as new buildings in our site plan could be approved conceptually, with further definition later. On the other hand, applying for individual residential permits where the existing beach house is now and the peninsula facing LSJ can be done as minor permits as they are residential. The key is how the accessory structures get viewed, along with the residences. If we pursue individual minor permits, each building will need to be further defined to include plans, elevations, and sections. I will get more information when I meet with him next week, so think about what direction you want me to go.
