In order to replace the TPO Membrane, the existing limestone pavers and lightweight concrete and balusters will need to be removed. The membrane can be evaluated at that time. It appears that the membrane is leaking and needs to be replaced. I would recommend a 60 mil TPO (we use Genflex or Firestone). You can choose either white or tan; they are both the same price, which may not matter because I presume that you will be pouring a new lightweight slab on top of the membrane. Insulation can be place underneath the membrane to cushion and debris or irregularities from the bottom. Insulation can be placed on top prior to pouring new cement, to prevent damage to the new TPO membrane. A 1/4" poly ethylene insulation is included in the square foot price and is standard for our membrane installations. I am not familiar with a better application for this type of project. A metal or asphaltic product is not recommended. Asphalt is an inferior product for this type installation and metal is too rigid. A 60 mil TPO is mainly used for commercial roofs, but would work well for this project. The TPO can be fully adhered, mechanically fastened or ballasted (this would likely be your application) by the lightweight concrete. The type of installation will need to be determined once the demolition is complete. The membrane has a 10 year warranty and an extended warranty can be purchased. The membrane has a cross woven nylon scrim for reinforcement and is melted or fused together using a specific hot air welder. Price for this type of application is about 6.00 a square foot, and additional costs may apply for unforeseen circumstances. You also asked me to give you a ballpark quote on demo and replacement of lightweight cement, of the two existing terraces; I would not be able to do that for less than $ 250,000.00, let me know how you want to proceed If you have any questions please call me.
