The problem with the unit that is in there now is that its way two big and drops the temp fast but does not remove the humidity from the room. I suggest dropping the size from a 5 ton to a 3 ton unit. This will allow the unit to run longer and remove the moister but also it will be large enough to cool the room even when occupied. To do the repair right, both the Air Handler, which is a ducted system located in the attic, and the Condenser will need to be changed.
