From: Amy Cassell To: Jeffrey Epstein <[email protected]> Subject: LSJ New Great Room Date: Sat, 30 Aug 2014 00:42:33 +0000 Attachments: 2014-0828_Elevation_Study.pdf; 2014-0828_Plan_Study.pdf Dear Jeffrey, Attached please find plan and elevation sketch for the 1st concept for a new Great Room... I. Plan if printed on 1I x 17 is 1"=20'-0" 2. Elevation Sketch is taken directly off the photographs The concept proposes a 30'x60' rectangular prism, intersected with another 30'x60' rectangular prism, in similar alignment with the existing facades on the north side of the pool. Thus creating a new 30' x 30' 1-1/2 story high space at the center of the new Great Room...similar to a Moroccan courtyard. A new "plaster" connection stair, would connect the new Great Room with the existing office space, which is re envisioned as an Entry Vestibule to the Great Room with adjoining pantry and small Powder Room. The new Great Room would be made of the existing "gray bitch" rubble stone with much larger/taller windows and doors. A 5th cabana is added to balance the massing around the pool. To fully study the proposal, I suggest we prepare a 3D model of the site...my concern is the massing may be too close to the pool...by perhaps it would create a good wind shield, making the south side of the pool more habitable. I'm going to also look a pushing the Great Room back from the pool to see what that does to the elevations and massing. Look forward to your thoughts, Amy EFTA00625990
