Looked into cheaper options as well - 7 - 8mln RUR, need around 2m for the redecoration. Location is close to the centre, but not the same as the tverskaya one. The realtor who offered me Sovetnik sent me 3 offers as well. Same prime location, much bigger - 80m2 , but all of them more than 1m USD. I really like the tverskaya option. We don't need to do any work here, only repainting the walls and maybe buying a small wardrobe. The owner can leave the furniture, the plasma TV, 2 ACs, the washing machine, etc. Parquet floor.
