Yes all has been replace all from the main feed from Con Edison to all main breaker panels electrical is good
.They need the electrican to come back and close up they may be waiting for a final inspection from the building
department I dont no why everything is still left open.

Mr. Epstein the inspection went very well as we expected the property took a lot of water in the basement
from super storm sandy. The basement took on water through the front street level steel hatch doors to the
basement below , and from the main Con Edison electric feed from the in coming street supply, and also
possible seepage through the front ( Greenwich Street ) foundation wall . I am sure the property did not
have electric power for many many weeks after the storm .1 took many pictures of the building mechanical
infrastructure and found most of the damaged equipment has since been replaced. except for the
passenger elevator which is still not operational. The building was a total gut renovation in 1999 from a
electrical supply warehouse to a so called town house, The house has a very industrial feel with very small
interior spaces all the finishes are inferior quality work staying with the industrial look and also the
bathrooms, kitchens & appliances and exterior windows are dated. The owners floor lay out is very
functional but the interior needs a lot of decorative work, has not been painted for many years. It is a
unique property in that area which many new luxury residential buildings have taken over. The structure is
industrial sturdy with steel support beams & columns . I will format all the pictures i took of the property
showing my findings in a report as soon as possible. After the inspection of this property i feel the owner is
trying to make killing on the re sale of this property.
