LIMITED POWER OF ATTORNEY

LIMITED POWER OF ATTORNEY I, Sultan Ahmed bin Sulayem hereby appoint Erika A. Kellerhals, whose mailing and business address is 9100 Port of Sale Mall, Suite 15, St. Thomas, USVI 00802, my true and lawful attorney-in-fact for me, and shall have the power to execute any contracts, closing statements, disclosure statements, and assignments, to give discharges and releases on my behalf, to form a limited liability company and to appoint herself manager and/or sole member of such limited liability company in order to best keep my identity and name confidential in all respects, and to make payment on my behalf to the Seller, all for the purpose of purchasing the below described real property, and to do all as may be necessary or proper in her best judgment in connection with the purchase of the following described real property: Parcels A, B-1, B-2, C-1 and C-2 Great St. James Island No. 6-A Red Hook Quarter St. Thomas, Virgin Islands As shown on P.W.D. Drawing No. D9-2825-T84 Consisting of 80.7 acres, 32.7 acres, 8.25 acres, 32.7 acres and 8.25 acres +/- and to do all other acts necessary for the purchaser of the property, as fully and effectually as I might do if personally present; however, my attorney-in-fact is instructed to do such acts in a manner which will keep my identity and name confidential in all respects. I further grant and give my attorney-in-fact the full authority and power to do and perform any and all other acts necessary or incident to the performance and execution of the powers I have expressly granted, with power to do and perform all acts authorized hereby, as fully to all intents and purposes as I might or could do if personally present. The rights and powers herein granted shall commence and be in full force and effect as of the date the aforementioned documents were signed by my attorney-in-fact, and such rights, powers, and authority shall remain in full force and effect until consummation of these transactions. I hereby ratify and confirm all actions that my attorney-in-fact, as my agent has, shall or may do by virtue of this Power of Attorney. I herby further ratify, agree, and represent to those persons dealing with my attorney-in-fact that this Power of Attorney will not terminate upon my subsequent disability or incompetence and may be voluntarily revoked only by written instrument of revocation filed for record in the Office of the Recorder of Deed of the Judicial District of Sc Thomas-St. John.
