Dear Jeffrey,
I am really more optimistic about the final sale price of this property. It will probably not be easy to
get a bit much higher than 40. Mr. Kiss refused for several reasons better offers, but this is the past.
Anyway, would you decide to offer 45 and invest 2 to upgrade it, I would be happy to market it for
you with this special condition: only be paid if the resale price is over 55 !

I am aware of the cost to rebuild, similar to the chataeu i am looking at in fiance and the
country home in the UK. . however those costs are as you are aware are totally irrelvant to
the current market prices. . I have not reached out to Mr kiss either because i know it is
emotional.and i am sympathetic to his views. I would send you a contract at 20 million but i
do not want to upset him, I dont think it will sell for more than that. ever.

I would agree with the Knight Frank's estimation of value if it is just for the garden!
There are 1900 Dactilifera palm trees, 300 Washingtonian palm trees and 320 three hundred year
old olive trees which would cost around 15 million euros alone along with the garden design.
If Knight Frank would like to give their real opinion of value for the construction and quality of this
masterpiece, we can organize a visit. I would hope this multinational company would never make a
formal valuation without viewing first....
Knight Frank has no representative here and are unlikely to have any idea of the real value of high
end properties in Marrakech.
I haven't told Mr Kiss about any your comments but I know him very well and I know he would rather
give his palace to a foundation than sell it for a too low price.

knight frank just came back with a 15 m price. . with a guesstimate of 1.5 -2 to bring up to
today including finishing guest house. . wiring to enable high speed. wifi reception etc. can
you send me details on Italian embassy in tangier? .
