practical because we need to have a list of "issues" first. The owner cannot say he will or will=not fix something if he
does not even know the problem exists.
From the owner's pe=spective, he has taken care of the house and loved living in it, and with =11 the recent repairs due
to the storm, the new buyer is getting a lot of new equipment, electrical, etc. With that said, the owner is reas=nable
and will fix items that should be working (like elevator, AC hooked =p and operational, etc). Of course, it is an as•is
transaction, but anythi=g we said would be delivered in working order will be.

I would think 6 weeks sho=ld be fine. Will confirm with the owner however.

How do you intend to do this deal, if it even gets d=ne? The owner is going to need a little time to move out and remove
the co=tents of the house. He has been there for over ten years, and as you saw, =e has a lot.
Can you provide me a list of issues? If you want, I =an then go over with the owner and tell you which issues he will fix
and w=ich he will not prior to closing. Then, those that we will fix, we can att=ch as a punch list to the contract to be
remedied prior to closing. I think this is the best way to proceed.&=bsp;

I can close immediately, however i am still un=nformed re all the issues, my guy said that there was a crack at
the=front of the basement wall. this is a warehouse made int= a home, never a real townhouse, the doors and
windows needs inspection, when will the city inspectors close their wo=k?

settlement, but the settlement has not been finalized yet from my understanding.

Yes, to the best of my knowledge, the a=r conditioning works fine. There are no issues that I am aware
of.
I just spoke to the owner about more de=ails, as follows:

There are two HVAC systems for the buil=ing, one on the roof and one in the basement.The one of the
roof serves floors 5 and 6. The one in the basement servers floors 1, 2, 3= and 4. There are thermostats on floors 2 and
five, which can be set to AC=Off/Heat. You set the temperature and it turns on and off automatically. T=ere is extra
electric heat source in from of the windows on the 5th Floor and also in front of th= large double height window on the
2nd Fl. There is also basebo=rd heating in the basement. Additionally, there is radiant heat flooring i= the lobby and 4th
and 6th fl bathrooms.
