They probably paid all in 2m for the 3 and put in about 500k into the combination of them and another 400k in improvements over time. If that helps. The comps in the building don't exist as it's the largest apt in the building. The one that is the closest that sold last year was 2 rooms smaller and done sold for 6.3. I think we can get it for 4.8 and ill fix it up and live in it until they take me out in a box and if they real estate mkt keeps going up which it always does over time it will be clearly worth way north of 6.3 especially after I redo the bathrooms and downstairs...thoughts?
