Honestly, many brokers who have previewed the building thought it was priced very well or even under priced. It's not as easy as a comp for a condo, but the block has become one of the most desirable in the area. He building is surrounded by lux buildings that have achieved price support over $2000/sq ft. The PH condo across the street is for sale for $14mm, with approx 3500 sq ft and 1500 outdoor, and approx $10k/mo to carry. With all of this, it makes 484 look like a relative bargain. I'm not trying to be stubborn. I would like to work with you and the owner and come up with a price that works for all. Sl0mm unfortunately is not going to cut it.
