Tim Peck

OBMI chairman (Caribbean architect) who was approached for Epstein island project but declined (2018)

Court Filing

Also known as: Tim M. E. Peck, Timothy Peck

Chairman of OBMI (formerly OBM International), a Caribbean-based architecture firm headquartered at Concord Centre, 59 McClendon Drive, Georgetown, Grand Cayman KY1-1006. Email: [email protected]. RIBA (Royal Institute of British Architects) member, LEED AP certified, member of the International Society of Hospitality Consultants (ISHC), and founding member of the British Virgin Islands Society of Architects and Engineers. Career spanning nearly 40 years across eight worldwide offices, with notable projects including Scrub Island Resort (BVI, Marriott Autograph Collection). Started his career in London working on the Barbican Art Centre before relocating to the Caribbean.

In April 2018, Epstein's financial manager Richard Kahn arranged a call between Epstein and Peck. On April 27, 2018, Peck conducted a physical site visit to Little St. James island with two OBMI colleagues: Herick Rodriguez and Marvin Flax (Managing Director, OBMI BVI office). The logistics were coordinated by island manager Brice Gordon — the team took a ferry from Tortola, were picked up by William Hague in a black Suburban, and transferred by boat from Red Hook to LSJ. Peck received a USB with "drone movies of Jeffrey's islands" on May 2, 2018, identical to one sent to London architect John Heah the same day.

However, Peck DECLINED the engagement in May 2018, stating that "due to our current workload" OBMI could not "do justice" to the project. Confirmed by the Architects' Journal (2026) as appearing in the Epstein files but ultimately not pursuing the work.
